The short answer

Extreme Mini-Split Cleaning does full-teardown mini-split and ductless heat pump cleaning in Concord, Massachusetts. $250 for one indoor head and its outdoor unit, $85 for each additional unit, about an hour per head — so a three-head Concord system is $420. Every job covers the blower wheel, evaporator coil, drain pan and condensate line, and you get before-and-after photos of every unit. Multi-zone homes are done in a single visit. Why Concord Is a Heat Pump Town

Concord has gone further toward ductless than most towns we cover. The housing runs from historic homes near Concord Center to classic Colonials, older Capes, ranches, condos and townhomes, and newer properties in neighborhoods like Concord Village — and across all of it, homeowners have settled on mini-splits and cold-climate heat pumps for year-round comfort.

Most of these houses were built well before modern central HVAC, so there was never any ductwork to work with. Ductless filled the gap. Some homes use a single head for an addition, a finished basement, a sunroom, a bedroom or a home office. Others run multi-zone systems through the whole house, either as the primary heating system or paired with existing oil, gas or electric heat.

That year-round running is the part that matters for maintenance. Dust, pet hair, pollen and buildup collect inside the blower wheel, the coil, the filters and the drain pan. Deep cleaning restores airflow, cuts musty odors, helps indoor air quality and keeps the system working efficiently through every season — and a system doing the heating as well as the cooling reaches that point sooner than one that only runs in July and August.

A Recent Concord Job

Staffordshire Lane — Concord Village

A multi-zone Mitsubishi system — a 15,000 BTU head and a 9,000 BTU head, both wall units. The filters were loaded solid, the drain pan on the larger head had mold across it, and both blower wheels had gone black. Full teardown on each head: wheel pulled and washed, coil, drain pan and condensate line flushed, filters cleaned, outdoor unit rinsed, both systems tested before we left.

What a Deep Clean Includes

Full teardown of each indoor head — blower wheel, evaporator coil, drain pan and condensate line cleaned properly, not wiped. Outdoor unit rinsed. Filters inspected and cleaned or replaced. System tested before we leave, and you get photographs of every unit before and after.

The heads stay on the wall. We bib each unit, drop-cloth everything underneath and run the wash water into a bucket — so what comes off your system ends up there and not on your wall or your floor.

Questions We Get in Concord

What does a whole multi-zone house cost?

$250 covers the first indoor head and the outdoor unit, and each additional unit is $85. Three heads on one condenser is $420, four is $505. Multi-zone homes get a better rate per head than a single-head install, and the whole house is done in one visit. Full pricing is here.

My heat pumps are my main heat. How often?

Every two years, and we'd lean toward two rather than three. A system carrying the heat as well as the cooling runs twelve months a year instead of three — roughly four times the hours through the same wheel. If your cold-climate heat pumps are doing the work and the oil or gas is backup, you're on the shorter interval.

Why does my mini-split smell musty when it starts up?

That smell is almost always the blower wheel. It's the barrel-shaped fan behind the vanes, and it stays damp through the cooling season because that's where condensation forms. Dust sticks to it, the damp keeps it there, and mold grows on the wheel and down into the drain pan underneath. The photos above are exactly that, from a Concord home.

We have a dog. Does that change the schedule?

Yes. Pet hair and dander load the filters faster and work into the wheel, so we'd put a pet household closer to eighteen months than two years. Pollen does the same thing seasonally.

Will you make a mess in my house?

No. We bib the unit, drop-cloth everything underneath and run the wash water down into a bucket. What comes off the unit goes in the bucket, not on your wall or your floor.
